Mortgage Qualifier
Use this calculator to the maximum loan amount for which you qualify, based on standard lender rules.  Be careful not to get too much house (house payment) - EVER!  I have a rule for my clients that under no circumstances should your house payment be any greater than 35% of your take-home pay.  Just because you qualify for a large amount, doesn't mean you should get it!

Mortgage Calculator
Use this calculator to compute the monthly principle and interest payment on a mortgage.  This calculator doesn't take into consideration interest and taxes, which are different depending on where you live and with which insurance company you go.

Thinking about refinancing?
This calculator will help you decide if refinancing is the right move, based on your current rate vs. the refinance rate.  Very helpful to know this incormation beforehand!

Rent vs. Buy?
This calculator will help you determine if you should rent or buy.  Keep in mind that there is nothing wrong with renting inexpensively - for a short time - in order to save up the cash for a nice size down payment on a home.  There ARE certain instances where renting is better than buying.  Just make sure that if you are considering buying that you have at least a 10% down payment (preferably 20%), have no depreciating debt and have 4-6 months of expenses saved for emergencies. 

Considering Moving?
Consult this calculator to find the cost of living difference between where you live now, and where you are considering moving.  Calculates salary requirements.  For example, if you were considering moving from Charleston, SC to New York City, NY...you would need to earn almost double your current salary.  Making a move for more money doesn't always play out exactly like you hoped it would - make sure you know how much it will cost to live in your city of choice.
